CHARLOTTE, N.C. (PRWEB) June 01, 2023 - Swinerton, a leading general contractor with offices across the country, is the most active restaurant builder in Charlotte. Nearly $10 million of construction is readying the kitchens and bars in the Queen City and the Triangle with nearly 30,000 sq. ft. of restaurant builds currently underway. Among the most high-profile projects in progress are North Carolinas first STK, and Chapter 6 in Charlotte and Emmy Squared in Durham, N.C.

Restaurants are really a different beast from other construction projects, explains Jason Hlewicki, director of special projects, Swinerton Carolinas. A combination of high-end, detailed design along with technical components from the lighting and complex plumbing systems to the kitchen exhaust, grease ducts and fresh air intakes calls for the skilled craftsmanship that our team is known for. Our collective resume and extensive partnerships keep us top-of-mind for such projects. Swinertons $3.3 billion restaurant portfolio spans from the Hawaiian Islands to the eastern seaboard.

STK Charlotte is currently under construction at Uptowns Charlotte Plaza in an 8,000-sq. ft. space that formerly housed Carolina Ale House. This upscale restaurant combines the elegance of a modern steakhouse with the high-energy of a DJ-amped cocktail lounge. The Charlotte location calls for an extensive interior and exterior modernization of the existing space to create a natural flow between the restaurant and its patio with the surrounding plaza. Design elements include swirling acoustical ceilings, a mezzanine level for special events, high-end decorative light fixtures, custom millwork and custom metal screen walls. The $4 million construction project is expected to be complete in August. STK is owned by The ONE Group that has more than 25 locations in major cities throughout North America, Europe and the Middle East.

Chapter 6 is also underway and slated for completion in late summer. The sixth concept from Charlotte-based Rare Roots Hospitality sits at the ground floor of The Line, a high-concept office tower with public green spaces and adjacency to the Rail Trail, a 3.5-mile public trail connecting Charlotte neighborhoods. The Chapter 6 menu serves-up small plates with Western Mediterranean influences and an emphasis on seasonal, locally sourced ingredients, paired with a vibrant cocktail menu. The 8,000-sq. ft. dining space captures a sleek, modern Mediterranean aesthetic with roll-up doors that open to a patio overlooking the Rail Trail. A state-of-the-art kitchen inclusive of a chefs table puts guests at the front lines of all the live action. The over $3 million project is expected to be completed in August with door opening for late summer dining in Charlottes South End.

In Durham, Swinerton is building the Triangles first Emmy Squared, a rapidly expanding Brooklyn, NY-based restaurant chain known for its square pies. The 3,000-sq. ft. restaurant is located at Brightleaf Square, a mixed-use destination of repurposed early 1900s-era brick buildings once warehousing tobacco. Swinerton is tasked with renovating the space previously occupied by El Rodeo Mexican Restaurant. The $350,000 construction project entails raising the ceiling and opening the space while preserving architectural details such as the circular timber columns in the dining area. The demolition of the current mechanical MEP mezzanine also requires the relocation of both electrical and HVAC systems. Construction is currently underway and is expected to be completed in July.

This post-pandemic era is escorting in an unprecedented boom in Charlottes restaurant scene, continues Hlewicki. Mixed-use developments and other creative spaces are attracting all types of cuisines making for a burgeoning pipeline of projects. Swinerton is known for our robust, technical builds making us an ideal construction partner for restaurateurs throughout Charlotte, the Triangle and throughout the Carolinas.

A population explosion has spurred the Queen Citys restaurant boom over the past several years. Data from the 2020 census revealed its the fastest-growing city in North Carolina and the third-fastest-growing city in the United States. In September 2021, Eater crowned the Queen City the Souths next big dining destination, and earlier this year Southern Living ranked Charlotte as number 11 in The Souths Best Cities citing, Charlottes food scene has never been better.

Since expanding to the Southeast in 2018, the Carolinas Division has constructed $539 million of commercial and residential projects. The expert team of 50 construction professionals specializes in corporate interiors and buildings as well as multifamily and mass timber builds.
