EAST SETAUKET, N.Y. (PRWEB) December 09, 2021 - The Modera Biscayne Bay tower in Edgewater (Miami), Florida welcomed its first residents in September 2021. Across the street from the waters of Biscayne Bay, the project architect specified PENETRON ADMIX SB to protect the below-grade and exposed concrete structures from the areas high groundwater and saltwater climate.
Situated at a prime location on Bayshore Drive close to the water, near shopping, dining, and entertainment, the $120 million Mill Creek Residential development was designed by Corwil Architects and features a pedestrian connection from Bayshore Drive to 22nd Street underneath the Modera Biscayne Bay tower.
The 28-floor tower comprises 296 luxury rental units available as 1- to 3-bedroom apartments, as well as a penthouse. There is also 11,000 ft2 (1,000 m2) of street-level retail space fronting Baywater Road, located along the shores of Biscayne Bay, and an 8-story parking garage with 425 spaces. Amenities include a rooftop pool and terrace, a clubroom with a demo kitchen, a fitness center & yoga studio, coffee bar, pet spa, bike garage, and additional storage areas.

Penetron was contacted by Textron, the project contractor, about providing a concrete waterproofing solution for the below-grade concrete structures and the rooftop pool. Penetron worked with Supermix, the concrete ready-mix supplier, to come up with a durable waterproofing solution that would resist the high groundwater levels and harsh coastal environment typical for the Miami area.
Providing Concrete with Self-Healing Capabilities PENETRON ADMIX SB, in soluble bags, was mixed into the concrete used to construct the elevator pits, pile caps, and the rooftop pool basin. Added to the concrete mix during the batching stage, PENETRON ADMIX SB is formulated to react with the moisture in concrete to produce an integral crystalline formation throughout the concrete matrix. This makes the concrete impermeable to water, liquids, and waterborne elements, even against high hydrostatic pressures. This crystalline formation decreases the permeability of the concrete and significantly increases life span and durability of concrete. PENETRON ADMIX SB provides the concrete with self-healing capabilities, which allows the concrete to self-heal and seal all hairline cracks, pores, and capillaries for the service life of the concrete.
