The building is 100 percent leased by Bruce Aerospace, an elite producer of leading-edge plug and play aircraft interior lighting systems, which has occupied the facility since moving its operations from Southern California to Nevada in 1987. The new purchase is the commercial real estate investment firms third in Northern Nevada and its 31st acquisition overall.

Co-founder and managing principal Phillip Rolla said investing in Northern Nevada is a sound decision. The region is one of the fastest-growing areas in the country and was rated among the nations top metro areas in a recent Milken Institute report, Rolla said. The propertys strong tenant base was very attractive to us, and we plan to make several building improvements, including exterior painting, asphalt improvements and upgraded lighting to increase the value.
About 101 Evans Ave. The concrete tilt-up building is situated on an 11.73-acre parcel at the Dayton Airpark. The building is mainly dedicated to open manufacturing space, and it also includes 25,600 square feet of office space with a break room and cafeteria, multiple private and executive offices, locker rooms and document storage rooms.
Building features include three dock-high doors, two drive-in doors, and 26-foot ceilings in the industrial space. Interior lighting is provided by skylights, Metal Halide High Bay lighting fixtures, and energy-efficient T5 LED tube lighting.
